The Osprey Housing Complex, located at 602 Slocan Avenue in New Denver, BC, is an 8,270-square-foot, two-storey affordable housing development designed to meet the diverse needs of the Slocan Valley community. The project features 10 residential units, offering a mix of studio, one-, two-, and three-bedroom layouts, which includes four fully accessible homes. Built with a highly energy-efficient, whole-building design, the complex incorporates solar technology, complies with Step Code 4, and meets CMHC energy efficiency requirements for greenhouse gas emissions. To foster a strong sense of community, the property features two green spaces and offers a mix of deep-subsidy units, rent-geared-to-income units, and affordable market units to support individuals and families with low to moderate incomes.
Developed in partnership with the New Denver and Area Housing Society and New Commons Development, the project was created to provide much-needed affordable living alternatives so residents do not have to leave the village. North Mountain Construction supported the development by providing upfront pre-construction services and value engineering to integrate partner input early in the process. Through strong stakeholder collaboration, strategic planning, and tight site control, the complex was successfully delivered on time, under budget, and to the highest quality standards.
